Garden Office Wall Construction

External cladding comprises of 12mm Scandinavian Redwood tongue and groove shiplap boards as standard. Canadian Western Red Cedar shiplap is available as an optional upgrade.
The shiplap walls are then lined with a breather paper membrane. The walls are constructed using 45mm x 70mm framework. A polythene bubble sandwiched between aluminium foil is then used to insulate the walls.
Internally, the walls are lined with 12mm tongue and groove relief grooving matchboard. A painted grooved MDF board is available as an optional upgrade.

Garden Office Floors

Heavy duty, weather resistant 18mm OSB sterling board floor is fixed to 45mm x 70mm pressure treated floor joists. Between the sterling board and the floor joists is a vapour barrier screen.
A foil wrapped rubber insulation mat is fitted on top of the sterling board as standard. A choice of laminate floor coverings are available as an optional upgrade.

Garden Office Roof Construction

Bitumen roof tiles are laid onto a weather resistant 12mm OSB sterling roof board. Roof tiles are available in black, red or green. Pressure treated Western Red Cedar shingle tiles are available as an optional upgrade.
The inside of the roof boards are insulated with polythene bubble sandwiched between aluminium foil. The roof is constructed using 32mm x 70mm framing. The roof is lined on the inside with 12mm tongue and groove relief grooving Scandinavian redwood matchboard.

External Finish

Buildings are treated with a comprehensive paint system to both protect and decorate the exterior. Each panel receives an initial undercoat and two top coats of your chosen colour. Tongue and groove boards are pre-sprayed prior to fixing to prevent shrinkage marks.
Windows and doors have a base undercoat then two topcoats of your chosen colour. All Garden Rooms are supplied in a 'medium oak' shade as standard, however there is a comprehensive range of colours to choose from as an optional upgrade.

Doors and Windows

All windows and doors are fitted with double glazed units using 4mm toughened glass as standard. All opening windows are fitted with lockable key catches. All doors are fitted with 5 lever mortice locks and brass door handles as standard.
Different designs come with a specific number of doors and windows, however extra can be added to suit different requirements. Positioning of doors and windows is determined by the customer.

Garden Office 10 Year Guarantee

All Malvern Garden Rooms come with a 10 year timber guarantee against rot and decay. This guarantee is subject to all exterior paintwork being maintained in line with the manufacturers' recommendations.
We leave all of our customers with a litre of paint to help preserve their building. All other workmanship and materials are guaranteed for a twelve month period from date of installation. This guarantee does not affect your statutory rights.
We would like to remind customers that timber is an organic product, subject to naturally occurring changes that may result from different environmental conditions i.e. changes in colour, surface splits and shrinkage.

Installation Services

GBC are able to offer a mainland UK wide installation service for all of the Malvern Garden Offices ( up to the Caledonian Canal ) using the manufacturers' own fitting teams. They know the buildings back to front and inside out ! Fitting generally takes no more than two days. Groundwork is not part of the installation package.

The Malvern Garden Offices are delivered by the installation crew so you won't have a building sitting around for a few days awaiting installation, a common problem elsewhere. Not only that, but the balance of your payment will not be due until the fitters have completed their work so you can be sure of the opportunity to inspect the quality of your new office prior to that payment.
